After extensive consultation with the high-tech industry, research interests and international science and technology parks, Frankham Buildings has designed a purpose-built facility.

Modular layout has been carefully calculated to maximise a completely flexible internal fit-out. The standard 140sqm module can be combined with adjacent modules and rapidly expanded or reduced as required. Each module neatly accommodates workstation fit-out, delivering maximum natural light, yet maintaining the most cost-effective wall-to-floor ratio to deliver competitive occupancy rates. In fact, based on the flexible lay-out and shared facilities, one NZTP high-tech customer reduced his current tenanted area by more than 50%.

Penrose is equidistant to the CBD and Auckland's International Airport. The to-be-upgraded Penrose rail station (less than 10 minutes to CBD by rail) is just across the road. The site is within 800m of the Ellerslie-Penrose motorway intersection and 200m of main bus routes.
